Information for Prospective Landlords

We offer free market appraisals together with friendly, professional advice to anyone considering letting their property. We are pleased to offer a range of services tailored to suit individual requirements, from Let Only through to Full Management.

Our services are outlined below.

Let Only Service

Our Let Only service includes:

  • Marketing your property through major online property portals, our office display and other appropriate advertising channels.
  • Accompanying viewings where required.
  • Finding suitable prospective tenants and carrying out referencing and Right to Rent checks in accordance with current legislation.
  • Assisting with compliance requirements prior to the commencement of the tenancy, including guidance relating to:
    • Energy Performance Certificates (EPCs)
    • Gas Safety Certificates
    • Electrical Installation Condition Reports (EICRs)
    • Smoke and carbon monoxide alarm requirements
    • Renters’ Rights Act compliance
  • Preparing the tenancy agreement and associated tenancy documentation.
  • Collecting and registering the tenancy deposit within a government-authorised tenancy deposit protection scheme.
  • Preparing a schedule of condition and inventory, if required, at an additional charge proportionate to the size of the property.
  • Collecting the first month’s rent in advance.
  • Checking tenants into the property, issuing keys and recording meter readings.
  • Notifying the relevant utility providers and local authority of the change of occupancy.

Our commission for the LET ONLY service is a one-off fee equivalent to 60% (50% plus VAT) of one month’s rent.

For example, on a property achieving a rent of £1,500 pcm, the fee payable would be £900 (£750 plus VAT), due upon successful commencement of the tenancy.

Unless otherwise agreed in writing, there would be no additional charges for the above service.

Full Management Service

Our Full Management service includes all aspects of the Let Only service together with ongoing tenancy management, including:

  • Collecting rent monthly and forwarding payments to the Landlord promptly.
  • Monitoring rental payments and addressing arrears where necessary.
  • Carrying out periodic property inspections and reporting any significant issues to the Landlord.
  • Arranging routine repairs and maintenance, subject to the Landlord’s instructions and agreed expenditure limits.
  • Coordinating contractors and overseeing maintenance works where required.
  • Acting as the primary point of contact between Landlord and tenant throughout the tenancy.
  • Providing guidance regarding ongoing legislative compliance and changes in landlord obligations.
  • Managing tenancy renewals, periodic tenancies and statutory notices where applicable.
  • Assisting with lawful possession procedures where required under the Renters’ Rights Act 2025.
  • Overseeing the end of tenancy process, including:
    • check-out inspections;
    • reviewing the property condition against the inventory;
    • negotiating any proposed deposit deductions;
    • arranging final meter readings and utility notifications.

Our commission for FULL MANAGEMENT is 12% (10% plus VAT) of the monthly rent collected.

For example, on a property achieving a rent of £1,500pcm, the monthly management commission would be £180 (£150 plus VAT).

Unless otherwise agreed in writing, there would be no additional management charges for the above service.

Important Information for Landlords

Landlords remain legally responsible for ensuring that their property complies with all applicable legislation throughout the tenancy.

Recent legislative changes, including the Renters’ Rights Act 2025, have introduced significant reforms affecting tenancy structures, possession procedures, rent increases and tenant rights. We are happy to provide guidance to help landlords remain compliant with current regulations.

Please note that changes in legislation may occasionally require additional compliance actions or documentation during the course of a tenancy.
